While the residential market remains robust, the office sector in Bratislava is currently experiencing a period of reduced activity. However, many developers remain active and optimistic about future growth. A recent ranking, compiled by The Slovak Spectator and published by SME.sk, highlights the largest office developers based on criteria including approved projects (by the end of 2024), projects under construction and planned projects.

Here are the leading developers who are shaping the future of office space in the Slovak capital, according to the ranking:
5. Alto Real Estate
Alto Real Estate ranked fifth in this ranking. Their current activity includes 3,000 m² of projects under construction and 600 m² approved in 2024. They currently have no planned projects beyond these.
4. Immocap
Fourth place is Immocap, which is preparing for significant future projects. While they currently have no projects under construction, they boast a significant 67,591 m² in planned projects and a completed 38,735 m² approved in 2022 and 2023. Their flagship project is the Istropolis multifunctional development project, which will include 55,000 m² of leasable area and has already secured Dell as an anchor tenant. Immocap is also planning a new headquarters for Západoslovenská energetika (ZSE).
3. Penta Real Estate
Penta Real Estate secured third place. They have a significant volume of planned projects with a total area of 121,882 m² and 18,400 m² currently under construction (Chalupkova Office project). Key upcoming projects include the Vajnorská Office project and the large Southbank complex on the Petržalka side of the Danube, which is set to bring 29,000 m² and 93,000 m² respectively.

HB Reavis, a historically strong force, is ranked second in this ranking. They have recently completed significant projects, with 48,000 m² approved in 2022 and 2023 (the Apollo Nivy project). Although they currently have no projects planned or under construction, their completed projects solidify their position. Notable projects include Downtown Yards (5,400 m² in the first phase, aiming to reach a total of 37,000 m²) and plans for River Park 2 and Triangel 2.
