This year, Bratislava has seen a record low increase in office spaces. However, projects are coming

In Bratislava, there is currently 2.08 million square meters of office space, with the vacancy rate dropping to 13.17% in the third quarter of 2024. The highest occupancy of offices is traditionally in the city center, and the South Bank area—specifically in northern Petržalka around Einsteinova Street—is also performing well. The total rental activity in the third quarter of 2024 amounted to 28,036 square meters, which is a decrease compared to the previous year. Currently, new projects such as Vydrica, Dunaj, Ganz House, and Chalupkova Offices are under construction, which will gradually enter the market over the next two years. The average monthly rent per square meter in the CBD area is currently €15.50, while the prime yield remains at 6%.

The Municipal Courts of Bratislava III and IV will be located in the BBC 1 Plus building on Plynárenská Street

The Ministry of Justice of the Slovak Republic has decided to provide modern and efficient premises for the Bratislava III and IV city courts as part of the court map reform. Out of three offers, it selected the BBC 1 Plus building in the Mlynské Nivy zone of Bratislava. This 12-storey administrative building, known as the first LEED Gold certified project on the Slovak market, was chosen based on the court's needs, modern standards and economic efficiency it brings.
