COMPLEX FORM KNOWN FOR AUTUMN

The launch of the 1st residential phase with 119 apartments is only the beginning of the extensive plans of the developer United Industries. The overall revitalization of the currently underutilized area of ​​approximately 25 hectares includes the construction of 13 residential blocks and a multifunctional center with various operations. As the member of the solution team, architect Pavol Zibrin, said, in addition to apartments, offices, shops or a park, there could also be high-quality renovated industrial buildings.

The complex concept for the transformation of the entire Cukrovar zone based on the competition should be presented in the fall.

A DISTRICT WITH AN INDUSTRIAL IDENTITY

At the same time, it was possible to register 4 buildings in the list of national cultural monuments, certainly the most characteristic part - an impressive production hall, two sugar warehouses and an administrative building, which can become an attraction and a strong basis for the identity of the new quarter. The general popularity of industrial, which has become relatively "in" especially in recent years, could definitely contribute to the success of the entire project.

FIRST BLOCK DIRECTLY NEAR THE PARK

The initial residential block consisting of 4 maximum 4-storey apartment buildings will be located in the northwestern part of the sugar complex, at the corner of Cukrová and Pri Kalvárii streets, in the immediate vicinity of Park pri Kalvárii. In the past, the so-called sludge pits, which the concept uses appropriately for parking capacities, placed below ground level, in the basement of buildings.

The architecture is very clean and contemporary, based on the available visualizations we expect a really refined result achieved also by a tasteful choice of materials.

The load-bearing system of the buildings is made up of a monolithic reinforced concrete skeleton, the inter-apartment walls will also be reinforced concrete, complemented by plasterboard, and the partitions in the apartments will be made of ceramic fittings. A contact insulation system will be used on the facades, and plastic window inserts with insulating triple glazing will be installed in the living spaces. The roofing will be partly covered as vegetation.

LARGE TWO-ROOM APARTMENTS

The offer consists of 119 one- to four-room apartments with a dominant share of two-room apartments, the specialty of which for today's times are relatively above-standard sizes. The advantages of ground-floor units include large, raised front gardens, the spaces on the top floor will attract even more demanding clients, some also thanks to spacious roof terraces.

The properties are sold as standard, including security entrance and interior doors, sanitary ware with batteries, laminate floors, ceramic tiling and paving, while color finishes are available in several variants. With the exception of apartment building no. 3, the client must purchase a basement cellar and a garage for the apartment. In the mentioned BD3, 3 spaces were also reserved for business operations, which were situated with regard to the importance of the location of the building in the planned street network.

MORE APARTMENTS IN THE PLAN

The revitalization of the sugar area is to continue, the 2nd and 3rd stages will enrich the real estate market with 425 apartments, while in the end more than 1160 apartments should be built. The large-scale investment also includes the construction of a roundabout on Cukrova street, ensuring the connection of the new residential zone to the existing roads. We could see the first residential block in its final state during 2Q 2024.
