After sealing the transaction, WOOD & Company successfully continues to expand its real estate portfolio in Slovakia and the Czech Republic. The Group manages real estate assets through two real estate sub-funds (Office Sub-Fund and Retail Sub-Fund), which are open to qualified investors. BBC 1 and BBC 1 Plus become part of the Office Sub-Fund

"With this acquisition, we are strengthening our position in the office real estate market. This is another asset that is part of Bratislava's central business zone, where we also own the BBC5 administrative complex. The BBC 1 and BBC 1 Plus buildings with the LEED Gold certificate are currently fully flexible office buildings, suitable for both large and small tenants. In addition, they have great potential for further development, which will increase their attractiveness in the future, "outlined Martin Šmigura, Investment Director of WOOD & Company.

The sale of both properties is in line with the long-term plan of the Austrian group CA Immo, which, as part of its current divestment strategy, is disposing of selected assets outside its key investment markets and channeling the funds to new projects or further acquisitions. In the last three years, the group has left several European territories in addition to Slovakia - Slovenia, Bulgaria, Russia, Ukraine, and Croatia. It also ended activities outside the main cities in other countries (Hungary, Romania, Poland).

The BBC 1 administrative complex on Prievozská Street provides a total leasable area of 25,500 m2. The BBC 1 Plus building was added in 2012 as an extension of the existing BBC 1 building, bringing to the market 15,900 m2 of leasable space on 13 floors with A + standard office space and a car park in the underground garage. BBC 1 Plus has earned the title of the first green office building in Bratislava and was also the first to receive the LEED Gold certificate, ie a certificate according to international criteria for the sustainability of a building meeting the standards of ecological and energy-efficient operation. BBC 1 benefits from its convenient location within the capital - it is close to the bus station and has excellent connections to M. R. Štefánik Airport and the historic center.

"Since March 2020, investment activity has been marked by uncertainty and waiting tactics, or the delay of several transactions, which has resulted in a year-on-year drop in volumes of 20-30% across Europe, including Slovakia. The sale of BBC 1 and BBC 1 Plus is the first significant transaction in the Bratislava office segment since the outbreak of the pandemic. It thus marks a milestone in investment activity and expected transactions in the office segment in Slovakia in 2021," adds Rudolf Nemec, head of the investment advisory team at the real estate consulting company JLL. Legal advice for WOOD & Company was provided during the transaction by the law firm Bartošík Šváby s.r.o.
